Net zero carbon future
We are experts in zero carbon retrofitting for social housing, guiding our customers every step of the way. Through our net zero carbon retrofit service, Wates Retrofit, we’re working with housing providers to install energy saving measures to homes. This service helps to cut fuel poverty and reduce energy costs.
We have completed retrofit enhancements at over 3,000 homes so far, supporting residents through these essential works, and driving sizable reductions in their fuel bills.

Here at Wates, we have an opportunity for an Operations Manager to join our Living Space Responsive Maintenance team in the West Lancashire area. This role will be focussing on projects within the social housing sector so ideally, we are looking for someone who has experience of working in a similar field. Scope of works to include voids, electrics, kitchens, responsive and planned maintenance to name a few. You will be managing the contract/s as well as having the responsibility of a team to deliver the works so being able to communicate at all levels is key. Due to the nature of works the expectation is to be on site in Skelmersdale so you will need to be flexible and living in the surrounding area. The role is to act as the interface between the various clients at monthly review meetings and deliver all contracts to an extremely high standard making sure KPIs & Health & Safety is maintained to the clients' expectations and Wates high standards at all times. Key Accountabilities will include: Responsible for all regional delivery; building and maintaining an effective and motivated team Lead the division with an operational and commercial mindset making sure the team are aware of contract obligations and how they can always influence profitability Ensure that all projects are set-up with company governance maximised, production control in place and productivity regularly monitored To work and develop relationships with all key clients to allow each contract to run in accordance with the brief and the clients' high expectations. Attend all client progress meetings giving feedback, progress and all KPI data as requested. Procure work by maintaining and developing contacts in the industry, as well as have direct involvement in the strategic thinking applied to the Unit's tenders To work with all key supply chain partners making sure all Operating Framework compliance details are in place before commencement of any projects Monitor and approve the financial forecasts; ensuring that the best cost planning information is provided To drive compliance and operating excellence throughout the division at all levels. To be successful in the role you will already be in an operational leadership role and have experience in successfully managing maintenance teams and projects and been accountable for all disciplines from the bidding stage; from design and planning through to handover, all within time and budget. Key Accountabilities will include: Produce commercial reports both internally and externally to the company Ensure the timely receipt of quotations for materials, equipment and Sub-subcontract works, undertake commercial assessment of quotes received and ensure the timely placement of orders on commercially advantageous terms to facilitate project delivery and ensure business objectives are met. Here at Wates, we have a opportunity for Site Surveyor to join our Living Space Responsive team in the East Midlands area.You will be working with an experienced team and helping to deliver projects for one of our long standing social housing partners so ideally we are looking for someone with experience in this field. The focus of this role will be to produce the commercial outputs and effectively monitor/exercise cost control, as well as to liaise with client representative/s to ensure compliance with contractual service standards ensuring the company operates efficiently and profitably. Key Accountabilities will include: Producing Applications, Accounts & Invoices in the appropriate format in a timely manner To ensure all costs incurred in the delivery of the service are appropriately coded, recorded authorised and recovered To assist in the production of management information and performance reports (internal and external) monthly in approved formats To keep commercial WIP and debt to an absolute minimum and in line with targets set by management To ensure the timely production of valuations leading to invoice production within 9 calendar days of works completion To provide support and enhance communication between WLS and the client. We are looking for someone with financial and commercial awareness with a clear commitment to a customer-centres service. Ideally you will already be in a similar position and have experience within the social housing sector. To be successful in this role you will be an excellent written and verbal communicator with an understanding of legislation in maintenance and property management. (Disrepair) Scheduler

We have an opportunity for a Disrepair Scheduler to join our Wates team within our Responsive Maintenance division. You will be working out of our Brixton office on one of our social housing contracts, delivering planning for our reactive maintenance appointments.Key Accountabilities will include: Schedule works into diaries for up to 20 operatives daily ensuring diaries are full and immediate attention is given to allocate work to operatives when they become free. Check the system for emergencies and manage within a timely manner to ensure targets are meet Respond to telephone variations by seeking approval from duty surveyor so operatives may continue on the site through to completion Provide a high quality service to our client on a face to face basis Working within a team to achieve goals and targets achieving daily targets of a minimum of 60 allocations each day of new ordersWe are looking for you to have relevant experience gained from working in a similar industry and environment.Given the nature of this position, you will need to undergo a Basic Disclosure and Barring Service Check (DBS) at offer stage.
