Building Services Manager

Wates have an opportunity for a Building Services Manager to join our Smartspace team in Warrington or London.To be successful in the role you will be a methodical and an effective communicator with a positive and engaging approach. Work with the Client and understand requirements and challenge technically to add value. Liaise with Subcontractors and reach out to specialist suppliers/manufacturers for information.We are looking for a Building Services Manager who has solid experience managing both mechanical and electrical Projects in the UK, as well as experience within fast-track Cat A & Cat B fit out sector.As our Building Services Manager, you will: Assist the Bid Team to manage the production of the Contractors Proposals, ensuring they are complete, unambiguous, have been reviewed by the bid team, and have been updated to include all post tender negotiations. Review the design information, raise RFI’s and discuss with the suppliers and get into the detail of the design release programme including coordination and manage that in a week by week basis. Manage the services issues on site with the assistance of other site-based resource by implementing the management procedures to ensure the timely production of information is issued, within budget, fully coordinated and buildable. Ensure the services design has been reviewed on all projects with respect to mitigating Health and Safety issues prior to construction and ensure that hazards are noted on all drawings at each stage of their production. Understand the commissioning requirements and plans the detail of how that will be managed with the subcontractor and takes an interest in and leads on the subcontractors QA process. We have an opportunity for a Planning Manager to lead our Smartspace Planning team to provide functional leadership and management of planning resources from pre-qualification to completion.Wates Smartspace is a national business, delivering high-quality fit-out, refurbishment and property upkeep projects, enhancing its customers’ physical assets and operating environments.We are looking for a professional Planning Manager, with knowledge of commonly used forms of contracts as well as an awareness of a variety of performance measurement techniques, such as Critical Path Analysis, Productivity Analysis, and use of Key Performance Indicators.To be successful in this role you will be an experienced leader who is innovative and solution-focused with effective communication skills at all levels. Have a knowledge of commonly used forms of construction contracts as well as an awareness of a variety of performance measurement techniques, such as Critical Path Analysis, Earned Value Analysis, and use of Key Performance Indicators. We use Asta Power Project, so a working knowledge would be helpful.Key Accountabilities will include: Ensure an effective and professional planning and programming service is available for pre-contract and project teams. Agree level of planning service with senior management; check and address quality issues. Work with functional heads of other disciplines and other Business Units’ planning departments to agree “best practice” and share knowledge. Prepare and issue protocols and guidelines to ensure consistency of planning approach across the Business Unit. Manage production of and carry out peer reviews and programme audits. Produce summary business reports, based on audits and Monthly Operational Reports, and suggest corrective action to manage risks and provide mitigation for delays on audit findings. Investigate and encourage innovation in construction and planning techniques.

Senior Design Manager

We have an opportunity for a Senior Design Manager to join our established Smartspace division where the primary focus will be to provide visible leadership, direction and insight in the safe delivery of refurbishment and fit-out schemes to the Business Unit.Key Accountabilities will include: Manage the production of the Contractors Proposals, ensuring they are complete, unambiguous, have been reviewed by the bid team, and have been updated to include all post tender negotiations Produce and negotiate the project specific designer agreements (using the Company standard format except where novation agreements exist) scope of works and the design management plan ensuring they are agreed and fully understood by all parties Ensure the design has been reviewed on all projects with respect to mitigating Health and Safety issues prior to construction and ensure that hazards are noted on all drawings at each stage of their production With all relevant parties, produce and manage a realistic design programme and information required schedule to satisfy design, procurement and construction requirements Manage the design on site with the assistance of other site based resource by implementing the design management procedures to ensure the timely production of information is issued, within budget, fully coordinated and buildable Review or participate in PDRs for all staff for which the Senior Design Manager has functional responsibility Assist the Principal Design Manager in the implementation of Continuous Improvement programmes and innovation We are looking for candidates with a proven track record of managing design delivery within the Interiors Cat A and Cat B new fit out and refurbishment sector. You may be a Chartered Architect, Engineer or a MCIOB. You should have advanced knowledge of contracts and construction materials, methods and technology with the capability of managing the delivery of design for interior fit out projects ranging from £1M to £15M. You will have managed a team operating in a wide diverse range of sectors and have a strong commitment to adherence of HSE legislation and will be able to demonstrate knowledge of planning techniques, procurement and management systems, risk management, life cycle cost and value creation.To be successful in the role you will be an effective communicator with a positive, passionate and engaging approach when supporting and educating the business. You will be capable of working across one or more customer accounts and leading a regional team of design managers.
