Working within a team of Operations Managers and one other Operations Director, you will provide on a national basis, operational leadership to our site and project teams, consisting of Contracts Managers, Project Managers, Site and Section Managers as well as operational support to the wider Smartspace business.As an Operations Director, you will report to the Construction Director and be a visible leader of health, safety and quality, leading project teams through bid, pre-construction and project handover, identifying and mitigating project, functional and business risk. Our Site Managers deliver projects such as commercial office fit out, Education (new build and refurb) and working with the MOJ on fit out schemes. This role is for Site Managers who are used to leading their own projects on site, up to a value of circa £2m. Successful candidates will be running their projects as the no 1 on site ensuring that the project is built, safely, economically to the agreed timescales and quality standards.As our Site Manager you will: Input into risk/ opportunities register and implement actions to mitigate risks and maximise opportunities. Review design drawings for buildability and co-ordination. Raise RFI where appropriate. Manage the flow of sub-contractor’s design information as delegated by the Project Manager to suit the programme of works on site. Agree sub-contractors long and short-term programme and monitor performance against these programmes. Use sound planning and project management skills to deliver multiple and complex commitments and objectives whilst consistently using financial levers to grow profitability for the portfolio and business unit. Quantity Surveyor – Fit Out

Location: London NW1

We have an opportunity for a Site Surveyor to join our Wates team within our Smartspace division. You will be working out of our London offices. We are looking for someone that will take accountability for the development and implementation of all pre and post contract strategies, commercial functions and contract reporting on delegated projects and/ or works packages.The Main Accountabilities also include: Ensure the commercial function within the business unit effectively supports the operational teams in the implementation of H&S policies Regularly review, provide guidance and challenge on strategic project and business unit objectives Ensure the delivery of high-quality commercial reports to the client on time Issue of tender enquiries and package reconciliation Regular review of group CR policies and ensure project teams are updated Agree external valuations/ cash flow to maximise project value Produce main and subcontract final accounts with Surveying ManagerTo be successful in the role you will already qualified and have some relevant experience and strong commercial skills to maximise value recovery, cost control and cash management along with the ability to use / understand financial reports and final accounts. You will be a confident communicator, able to demonstrate the ability to form and develop relationships with client, PQS, design team and supply chain.
