Wates Residential has been awarded two contracts by the London Borough of Wandsworth to build 92 new affordable homes in the borough by the spring of 2020.
The national developer has been selected to deliver the Shuttleworth Road development, which forms part of the council’s wider Winstanley and York Road Estates regeneration programme, to increase the number of affordable homes available for local people.
This high quality development, which will meet all the latest quality, energy and safety standards, will include the construction of 71 homes for social rent, as well as new car parking facilities and landscaping. Work started in June.
At the other end of the borough Wates Residential is developing Stag Lane, which will comprise 21 new homes.
The project, which is due to start in August, will include eight new homes for low cost rent and 13 which will be adapted to support some of the borough’s more vulnerable residents with physical and learning difficulties to live independently.
The developer’s presence on both sites is already having a positive impact on the local community, following a grant of £1,200 to Putney Vale Residents’ Association to enable it to invest in Chelsea Football Club’s Premier League Kicks training project.
The funding, provided by Wates Giving, will see Chelsea FC visit the estate’s local school once a week after the project is complete to provide training and help hard-to-reach youngsters through sports participation.
On both projects, Wates Residential and Wandsworth Council have also made a joint pledge to provide employment and training opportunities for local residents, including on-site apprenticeships, work experience placements and structured training programmes.
Nine long-term unemployed adults from the local area have already taken part in Wates’ accredited Building Futures programme, which provides basic construction training and helps participants develop new skills to help them make the transition into employment. One of these participants is now working on Wates Residential’s Abbey Road site in Camden.
The developer has also committed to working with a local employment agency to ensure that at least 10 per cent of the workforce is comprised of local residents from Wandsworth.

These projects will provide additional and genuinely affordable homes for residents that we need to rehouse from the nearby Winstanley and York Road Estate regeneration scheme.
But there is a lot more to the programme than providing more council housing. We are working to give people choices by generating employment and training opportunities, helping our residents to develop new skills and ultimately improving lives.”
