Delivering more than just new homes
This project showcases how commitment to collaborative working with local stakeholders can deliver better developments that o er real and lasting benefi ts to communities, beyond just new housing.
Following a two-week public inquiry, in March 2021 we secured planning consent for 250 new family homes on this site, on London Road in Leybourne. The Planning Inspectorate recognised the scheme’s wider value, including the creation of a country park to protect ecological assets and support community wellbeing. A key part of the project was our partnership with Larkfield Community Church, a local charity. Together, we incorporated a purpose built facility into the scheme, designed to host a food bank and regular activities for children and older residents—ensuring the development supports the wider social fabric.
In November 2021, we formed a joint venture (JV) with Vistry Group to deliver the homes – our first in Kent.

Designed to help meet the borough’s housing shortfall, this development refl ects our determination to work collaboratively, listen to local voices, and create real, long-term value for communities.
‘Pippins Place’ was launched in Spring 2024 and is a stunning development of 3, 4 and 5 bedroom new homes. Located within walking distance of vibrant West Malling village centre, the development is thoughtfully designed, with wide roads, excellent transport links, (for road and rail), and a variety of external finishes and designs. It also offers ample green open space, with its own 9 acre Country Park.
Success with ‘Pippins Place’, as with our other JV’s, is driven by shared vision, commitment and values, as well as strong teamwork across both organisations.
