Our relationship with Be First and the London Borough of Barking and Dagenham continues to go from strength to strength.

The regeneration supports the overall Gascoigne Estate development plan in Barking. Be First have targeted the regeneration to tackle the housing crisis for the local area with the ethos of “building great homes local people can afford”.

The redevelopments have included demolishing existing low and medium rise residential housing to deliver affordable rent and private sale units and will include car charging points, over 360 new push-bike parking spaces and connection to the Barking Town Centre District Heating network.

Gascoigne West

Gascoigne West has been transformed through two major phases. Together, these have delivered 587 new homes, including apartments and townhouses designed to create a vibrant, family-friendly neighbourhood. Phase 2, completed in summer 2024, introduced five apartment blocks ranging from nine to twenty storeys alongside 31 townhouses. The development also features a new community hub, landscaped play areas and improved pedestrian routes, all connected to the district heating network.

Social value has been at the heart of this work. Our team achieved 355 staff volunteer days and 30 work experience placements well ahead of completion, supporting local people and creating opportunities for skills development.

The next chapter of regeneration is Gascoigne East Phase 3B, which is currently in delivery. This phase will provide 334 new homes across six mansion blocks of five to nine storeys and a series of townhouses, including 85 three- and four-bedroom homes for families. The tenure mix will include market rent, affordable rent and London Affordable Rent, ensuring a diverse and inclusive community.

Practical completion is expected in the first half of 2026. Sustainability is central to the design, with homes exceeding GLA carbon benchmarks by 20% and achieving a projected 53.2% reduction in CO₂ emissions, 10% above planning stage targets. Modern Methods of Construction such as bathroom pods, prefabricated balconies and precast planks are being used to optimise performance and reduce energy consumption.

Our social value team is already engaging with the local community through events and volunteering initiatives, with ambitious targets for employment, skills and partnerships with social enterprises throughout 2024 and beyond.
