Responding to Cardiff’s housing challenge

Gasworks transformed a former industrial site in Cardiff into a vibrant community of modular homes. This project began as an urgent response to the city’s housing crisis and is now a benchmark for speed, quality and sustainability.

Cardiff had over 8,000 people on its housing waiting list and 1,400 families without a permanent home. Temporary accommodation costs were rising and short-term fixes were not enough. The city needed a long-term solution fast.

How we made it happen

Working with Cardiff Council through our Cardiff Living partnership, we delivered 155 modular homes built to EPC A standards, fossil fuel-free and designed for reuse. Welsh Government funding and collaboration with three modular providers enabled us to create homes that feel permanent in record time. This trusted partnership allowed us to respond quickly and deliver a flexible, future-ready solution.

What we achieved

Social impact We worked with local partners to deliver over 600 hours of volunteering, skills workshops, apprenticeships and wellbeing activities. Thousands of students were engaged to inspire future careers.
Looking ahead Gasworks sets a new standard for transitional housing. It shows what is possible when innovation meets collaboration and it is shaping our modular strategy for projects across the UK.
