Working with the Government to provide much needed sustainable homes in the UK

A century of experience meets the urgency of today’s housing challenges.

With a legacy dating back to 1897, the residential sector continues to be the cornerstone of our business.

At the heart of our mission is sustainable placemaking for local communities when building new homes and retrofitting existing housing stock. We partner and invest with various stakeholders to provide a comprehensive range of housing solutions, to revitalise communities and respond to the demands of a growing and diverse population.

DEVELOP

We are one of the biggest residential land promoters in the country in addition to a leading investor and residential partnership business. We aim to enrich the local communities and the environment with our placemaking expertise.

BUILD

We contribute to community regeneration through partnership initiatives including mixed tenure schemes, build-to-rent projects, housing developments, student accommodation and senior living options.

MAINTAIN

We manage over half a million homes on behalf of 65 local authorities and housing associations, providing energy retrofit, disrepair and fire compliance services.

Developing, building and maintaining sustainable homes across the UK and creating communities

Building better communities, together.

We create and maintain high-quality, sustainable homes and residential developments in the UK that sit at the heart of local communities.

But we do more than just build new, energy efficient homes. We also invest in land, develop plans for sustainable schemes on both greenfield and brownfield land, secure planning permission and market and sell new homes.

We also maintain and retrofit social housing stock through our housing maintenance services.

CREATING AND MAINTAINING HOMES ACROSS THE UK

We are committed to building sustainable, energy efficient homes that contribute to net zero and bio-diversity net gain

Committed to sustainability

The UK not only needs new homes, but more zero carbon homes. Our development plans for new housing schemes provide sustainable, nature friendly, net zero carbon homes, and include green infrastructure to achieve positive biodiversity net gains. Our Passivhaus-certified developments of energy-efficient homes in partnership with Cardiff City Council and Winchester Council are just two great examples.

These net zero carbon homes increase energy efficiency, significantly reduce bills and require less maintenance over time – good news for home-owners and tenants, as well as for the environment. We are also working with local authorities and housing associations to decarbonise their existing social housing stock and make sure it is as energy efficient as possible, through our Wates Retrofit programme.

We aim to support our partners on their own net zero carbon journeys and encourage our suppliers to set their own science-based sustainability targets.

We partner with landowners and public and private joint venture organisations that share our commitments to sustainability and quality

Partnership and collaboration

Our ability to effectively collaborate and partner with others, in both the public and private sectors, is key to our success.

We successfully partner with land agents and landowners to secure and invest in land, and collaborate with communities to develop plans for residential developments that address and meet local need.

We build new homes as part of joint ventures and as a contracting partner. We also operate joint ventures with market-leading housebuilders, deliver high quality residential schemes for some of the UK’s largest developers and partner with public sector organisations such as local authorities and housing associations.

Such Joint Ventures and partnerships allow us to develop a close working relationship where we can realise a joint ambition to solve the housing crisis by working together to create and regenerate communities.

Our housing portfolio

The new homes we build include student accommodation; social and affordable housing; high quality new homes; homes for the ‘build-to-rent’ sector and private sale; and later living properties. See our portfolio below:

We build private residential properties from luxury apartments to family homes. For each, we use distinctive architecture and draw on the heritage of the places around them.

It’s all about creating aspirational and sustainable places to live, work and thrive that embrace the likes, passions and ambitions of the communities that shape them.

We do all of this through working closely in partnership and collaborating with various stakeholders including local authorities, housing associations, land owners, joint ventures and top house builders.

Private residential development from luxury flats to townhouses

An attractive, long-term alternative to home ownership. This rapidly growing sector in the UK housing market is helping to meet surging demand for high-quality, well-managed rental homes.

Our new build schemes are often part of a wider regeneration plan. They include high-quality residential flats, roof gardens, shared social space, landscaping, retail, office, community, and leisure facilities for communities and businesses alike.

Partner with us and you’ll be in safe hands. Our quality prefabricated solutions make the whole process quick and easy.

Sustainable, energy efficient build to rent schemes in and around cities

Students are our future and we believe they deserve a good home and a rich social life when they leave home to continue their education.

We have worked with both universities and private student home providers. As a result, we have a brilliant portfolio of affordable, on-campus, and private student accommodation, studios, and co-living spaces. We also design rooms for those with mobility needs.

Whether you want to build or refurbish student accommodation near universities, or new build on complex brownfield sites, we can help.

Working with universities and student home providers to build affordable, sustainable accommodation

The UK population is getting older. In fact, by 2025 the number of over-65s will jump by more than 20%. And it’s important that older people can access the homes and facilities they need to get the best out of life.

We are the experts in senior and supported living. From luxury independent homes and retirement villages to nursing, and care homes and dementia units, we’ve built it. And built it well. We also build ancillary facilities like chapels, gyms, hydro pools and communal rooms.

Designing and building affordable, energy efficient independent homes and retirement villages for older people.
