Planning success through capability and commitment: Creating green and inclusive spaces and places

Sustainability is placed front and centre in all of our developments. This scheme is a great example of planning success achieved in a di cult market, with strong expertise and commitment deployed to overcome local opposition and create a green and inclusive place that will leave a positive and lasting legacy. Set in a prime location in Bramley, this inclusive and sustainable scheme will be a fantastic place to live. Close to public transport, doctors and schools, and within commuting distance of London, we secured planning permission for extensive open space, a broad range of amenities and much-needed new homes. Plans responded directly to the needs of the Neighbourhood Plan as well as feedback obtained during public consultation. Outline planning permission was secured via appeal in March 2023, (our fifth planning appeal win in a row), and the site sold in January 2024 to Redrow Homes.

Journey to Success: Site and Planning History

Promotion of this site began in 2018. Our strong experience of working in this LPA, (including winning an appeal here in 2021), meant we were able to quickly prepare a speculative planning application, which we submitted in December 2021.

Our strong team subsequently overcame several challenging planning hurdles, including a requirement from the Secretary of State to submit further information on environmental aspects of the scheme. In July 2022 we appealed against non-determination by the LPA, and – following a two-week planning inquiry in January 2023 – secured outline planning permission in March.

Facing a volatile and slow buying market, our commitment, expertise and ability to work fast were crucial for a successful land sale. We collaborated closely with the landowner and land agent, (Savills), in this final phase, resulting in 11 strong offers being received. The sale of the site to Redrow Homes was completed in January 2024.
