through joint venture partnership

We secured outline planning consent for this sustainable development of 420 family homes, including 35% a ordable housing, in July 2022.

Located south-west of Buckingham, planning consent was secured after three years of working positively alongside the Council and the local community. This site was recognised as a sustainable location for growth in 2019. It was allocated in the Vale of Aylesbury Local Plan in 2021.

Sold on a ‘subject to planning’ basis, the land was acquired by a Joint Venture between Wates and Vistry Homes in October 2022. Kirkby Diamond represented the landowners throughout. The site, (located south-west of Buckingham), is now marketed as ‘Willow Park’, and provides a range of high-quality 3, 4 and 5-bedroom homes. A large proportion of these will be low-carbon homes, with features such as electric vehicle charging points.

  • 14% net gain in biodiversity: 14 acres of green infrastructure, including wildlife corridors, habitat creation and woodland planting.
  • 7.9 acres of open space: Extensive green space for recreation, including 3 new play areas and a large neighbourhood park.
  • Infrastructure Funding: Investment to improve, upgrade and create local transport and social infrastructure, to benefi t the wider Buckingham community.

Planning History

Brief Overview:

We acquired this site in January 2016, entering into a Promotion Agreement with the landowner.

Three years later, the site was recognised as a sustainable location for growth.

Between 2019 and 2022, we worked closely with the Council and alongside the local community to develop the scheme.

We collaborated with the LPA on preparing an application for allocation in the local plan, but the process was slowed when the Vale of Aylesbury District Council was absorbed into the new unitary authority of Buckinghamshire in April 2020.

In 2021, an allocation was secured in the Vale of Aylesbury (VoA) Local Plan, and in July 2022 outline planning consent was secured.

In February 2024, 19 months after completing the land sale, Vistry secured Reserved Matters Planning approval, which enabled work to finally begin on site to deliver phase 1 of the scheme, which includes the 120 affordable new homes element.
