Thriving Places, Thriving Planet:
Delivering new homes and boosting biodiversity
Our purpose drives our desire to create sustainable places that are inclusive and full of opportunity. It also drives our ambition to meet the need for new housing across the south, south-west, midlands and home counties.
Wivelsfield Green is a sustainable development of 45 new homes, (including 40% affordable), in Lewes – a thriving part of East Sussex, where there is chronic shortfall in housing land supply.
We delivered planning consent on this site successfully via appeal in 2022: our fourth planning appeal win-in-a-row. The site was sold to Elivia Homes in 2023. The development will deliver a range of benefits for people and planet and is expected to generate additional custom for nearby shops and services within Wivelsfield.
The location allows for sustainable transport options, and improvements will o set the impacts of the development at detailed plan stage, via conditions and S106 agreements.

Benefits for people and planet:
- 45 energy-efficient, highly insulated new homes fitted with air source heat pump, water-reducing appliances and EV charging point.
- 5.2 acres of green open space with children’s play area, wildlife park and new woodland planting.
- Sustainable travel opportunities for residents due to its’ location.
- High biodiversity value through landscaped areas, preservation and reinforcement of hedgerows, and planting of 1.2k new trees.
Reimagining places for people to thrive
Project History
Unwavering commitment to unlocking value.
In 2014 we identified this site as a prime opportunity to deliver much-needed homes for the local community, and in early 2015 secured a seven-year promotion agreement with the landowners.
Our first planning application for 55 homes was refused, but with persistence and a great team in place we continued to promote the site. We submitted a revised proposal in 2021, which received a strong recommendation for approval from Officers and Councillors. When this was rejected by Lewes District Council we acted decisively, appealing the decision and working tirelessly to address the key concerns.
Our commitment paid o , and in September 2022 the Planning Inspectorate granted outline planning consent. Even in a challenging post-Covid market, we were able to deliver strong results. In June 2023, we agreed the sale of the site to Elivia Homes at a price that delighted the landowners.
“I thought at times it was never going to happen, but it has, and you are mainly responsible for all the work involved to bring it to completion. Thank you. I have some very happy grandchildren, and two are now trying to buy houses, it’s such a di cult time for the youngsters. I would like to thank you on behalf of the family … I hope you keep well and have many more successes”.
