Silvervale Park | Wates

Silvervale Park is one of 40 sites that will be developed in the Cardiff area over the next 10 years.

The scheme will provide 187 new homes for open market sale, Assisted Home  ownership and rent and is a unique opportunity for local people to acquire a contemporary new home close to the desirable suburb of St Mellons.

Of the 187 homes built, 58 are affordable, delivering 30% affordable housing.

With a choice of one and two bedroom apartments, three and four bedroom houses, Silvervale Park is an ideal location for first time buyers, growing families and  downsizers alike.


Quality homes

Wates Residential is not a conventional housebuilder and its approach is embedded in the local communities it serves. This means that the homes are designed with modern life in mind. Combining style with substance, Silvervale Park presents elegant, contemporary living spaces, filled with light and meticulously finished with quality fittings and high-specification fixtures. Cardiff Council developed its own Design Standard for the project with design quality at its heart aiming to promote place making and a new sustainable community. Examples of this approach include:

  • House types developed specifically for the project including accessible ground floor flats and adapted units.
  • Properties are 17% above building regulation requirements for energy efficiency.
  • All houses feature private front and rear gardens.
  • High quality soft and hard landscaping designs.
  • New formal green square and central square.
  • Tree lined streets.
  • A ‘Designing the Promise’ initiative by Wates Residential to ensure design quality was maintained.

Beyond bricks and mortar

One of the key objectives of the project is to invest in the regeneration of communities in Cardiff. Cardiff Living is delivering real community benefits including the creation of long term sustainable local training and employment programmes as well as creating opportunities for local business, community groups and local people. This includes on-site apprenticeships at Silvervale Park, work experience placements and structured training programmes.

To date, £45.2 million has been generated in economic, environmental and social value for the residents and the wider community. This includes £44.6m spent with local SMEs in the first four years of the partnership and 71 apprenticeships.
