Our Wates Smartspace business has completed the fit out of Lloyds Banking Group’s new Cardiff office at John Street, Callaghan Square, creating a flagship workplace for more than 2,500 colleagues and marking the latest milestone in the organisations’ long-standing partnership.

Delivered over a fast-track six-month programme spanning only 27 weeks, the project transformed the 110,000 sq ft building into Lloyds’ new regional hub, bringing together colleagues from existing office locations across Cardiff and Newport into a single Grade A workplace.

The project forms part of Lloyds’ wider investment in modernising its UK workplace portfolio and reinforces its long-term commitment to Cardiff as one of its strategic UK locations.

Building on the success of its award-winning delivery of Lloyds’ Trinity Road office in Halifax, Wates Smartspace was selected to transform Cardiff’s new regional hub, drawing on valuable experience gained through previous projects across Lloyds’ estate.

A comprehensive Cat B fit out was delivered across the 10-storey building, including a technology bar, broadcast studio, customer suites, fitness and wellbeing facilities, collaboration hubs, and flexible meeting spaces, creating an environment to meet the diverse needs of colleagues. Designed to achieve BREEAM Excellent rating, sustainability and energy efficiency have been embedded throughout the scheme.

A key milestone during delivery was the installation of major rooftop MEP plant, requiring months of collaborative planning with local stakeholders, specialist contractors and transport partners to safely complete a complex crane operation in Cardiff city centre.

The project team maintained a strong focus on safety, sustainability and responsible construction throughout delivery, achieving an average 97% CCS score. In total, 191 tonnes of waste were removed from site and 100 per cent recycled, while carpet and furniture were reused from elsewhere across the Lloyds’ estate.

Wates also generated significant social value, investing 1,004 hours in the local community through donations and support for schools, charities and youth organisations across Cardiff.

Work began in March 2026 with the project handed over on time and on budget in September.
