Overview

In November 2025, Wates Smartspace proudly completed one of its most significant projects to date, the full refurbishment of Lloyds Banking Group’s Grade II-listed Halifax Trinity Road building, a 317,000 sq. ft office in West Yorkshire. This scheme represents a landmark transformation for Lloyds and stands as a testament to our long-standing partnership and shared commitment to sustainability, heritage, and innovation.

A vision for modernisation

Originally opened by Her Majesty The Queen in 1974, the Trinity building is steeped in history and architectural significance. Lloyds Banking Group sought to modernise this iconic space to create a dynamic, inclusive, and sustainable workplace for 3,500 colleagues, while preserving its heritage features.

Our Smartspace business was appointed to deliver this transformation, balancing conservation with cutting-edge design.

The scope

Delivered in two phases, the works began with a comprehensive demolition and strip-out, including asbestos removal.

Phase two saw the installation of a new curtain wall system, a complete roofing replacement, and a full CAT A and CAT B fit-out. The result is a flexible, future-ready environment featuring collaborative zones, private workspaces, event spaces, and well-being areas, all designed to support hybrid working and enhance colleague experience.

Sustainability at the heart

From the outset, sustainability was central to the project. We achieved 99% diversion from landfill, reused 12,000m² of carpet from Lloyds’ Leeds site, and incorporated 100% recycled metal and glass in the curtain walling.

The building now boasts three bio-diverse green roofs, a living wall in reception, rainwater harvesting systems, and a ground source heat pump drilled to a depth of 350 metres – the height of The Shard.

These measures, combined with significant thermal upgrades, have made the building three times more energy-efficient than before, securing an EPC rating of A and aligning with Lloyds’ 360 sustainability plan.

Preserving heritage

Working closely with conservation specialists, we retained and restored key features, including original timber panels and the executive boardroom chandelier, which has now been re-lamped with LED fittings.

The design preserves the building’s historic character while integrating advanced systems and sustainable solutions to deliver exceptional comfort, energy efficiency, and performance.

Creating impact beyond the building

Our commitment extended far beyond the physical transformation. Through targeted social value initiatives, we delivered over £20 million through local suppliers, supported 112 people into employment, including 75 apprentices, and engaged 460 students through site visits and careers talks.

We partnered with local charities such as Overgate Hospice and Mothershare, donated furniture, sponsored school activities, and volunteered over 6,000 hours to community projects.
