You will be working out of our Walsall office on one of our social housing contracts.Key Accountabilities will include: Produce commercial reports both internally and externally to the company Ensure the timely receipt of quotations for materials, equipment and Sub-subcontract works, undertake commercial assessment of quotes received and ensure the timely placement of orders on commercially advantageous terms to facilitate project delivery and ensure business objectives are met. Regularly complete on site measurements/ take offs Ensure all contractual processes are completed on timeWe are looking for a good work ethic and the ability to work under a Project Surveyor and within a team of Surveyors of different levels of knowledge.To be successful in the role you will be able to liaise with Client and have the personal skills to create effective relationships with the team.

Joiner/Multi Skilled

Here at Wates, we have an opportunity for a Multi Trader/Joiner to join our Living Space team in the Oldham area. As a Multi Trader/Joiner you will be working on our planned maintenance contracts for one of our existing social housing providers. The primary focus of this role will be to undertake all tasks to achieve first time fix and deliver a high standard of workmanship in a timely and productive manner always affording excellent customer service to the client. Key Accountabilities will include: Undertaking repair/renewal works across several trades identifying the need for other trades to undertake the repair/renewal Advising Supervisor in a timely manner where other trades are required Working in partnership with other operatives to complete projects Completing daily work sheets detailing work undertaken and materials used after each job undertaken Working in a timely and productive manner to complete project Affording excellent customer service to client representatives At all times, work to Wates Health & Safety Professional Standards, including commitment to and understanding of the company’s safeguarding policy towards children and vulnerable adults We are looking for individuals who are qualified to a minimum of NVQ Level 2, have a driving license and have working experience within a joinery setting already.

Operations Manager

Here at Wates, we have an opportunity for an Operations Manager to join our Living Space Planned team in the Midlands area. This role will be focussing on projects within the social housing sector so ideally, we are looking for someone who has experience of working in a similar field. You will be managing a team of Project Managers and Site Managers and direct reports to provide a first-class service to our clients and sustainable, growing Operational service in the Planned Maintenance Division. The role is to act as the interface between the various clients at monthly review meetings and deliver all contracts to an extremely high standard making sure KPIs & Health & Safety is maintained to the clients' expectations and Wates high standards at all times. Key Accountabilities will include: Responsible for all regional delivery; building and maintaining an effective and motivated team Lead the division with an operational and commercial mindset making sure the team are aware of contract obligations and how they can always influence profitability Ensure that all projects are set-up with company governance maximised, production control in place and productivity regularly monitored To work and develop relationships with all key clients to allow each contract to run in accordance with the brief and the clients' high expectations. Attend all client progress meetings giving feedback, progress and all KPI data as requested. Procure work by maintaining and developing contacts in the industry, as well as have direct involvement in the strategic thinking applied to the Unit's tenders To work with all key supply chain partners making sure all Operating Framework compliance details are in place before commencement of any projects Monitor and approve the financial forecasts; ensuring that the best cost planning information is provided To drive compliance and operating excellence throughout the division at all levels. To be successful in the role you will already be in an operational leadership role and have experience in successfully managing maintenance teams and projects and been accountable for all disciplines from the bidding stage; from design and planning through to handover, all within time and budget. We are looking for the ability to lead and influence at all levels to deliver outstanding results, successfully develop relationships to create future opportunities and have a proactive approach to risk management and value-add.

Pre-Construction Manager

We have an opportunity for a Pre-Construction Manager to join our Wates team within our Planned Maintenance division covering various contracts. The successful candidate will be responsible for providing leadership on tenders and all mobilisations in accordance with agreed bid strategy and within Wates governance process. You will be based within the Warwickshire area.The primary focus of this role will be to assist in the preparation of an outline project approach setting forth preliminary goals which include overall scope of work, design intent, preliminary budget, schedule, and assignment of project team structure and responsibilities.Key Accountabilities will include: Preparation and presentation of project pack to regional team Review all project documents, for completeness and accuracy. Collate and provide draft construction programme Produce a project risk register Prepare and develop all stakeholder communication plan Develop bid scope for trade packages and vet subcontractors to ensure compliance with bid scope Agree O+M format and gate keeper of golden thread of information Liaise and collaborate with Wates commercial team to prepare and present project cost plan. Prepare and present a project social value offer Collaborate with strategic supply chain to ensure a best value offer is including in all cost plans which includes social value and local training commitmentsWe are looking for you to manage and drive the end-to-end process of Pre-construction on refurbishment projects. This will include Coordination of design, programme, cost management & customer expectations.To be successful in the role you will have the ability to lead and influence at all levels to deliver outstanding results, successfully develop relationships to create future opportunities and have a proactive approach to risk management and value-add.
