Marks and Spencer (M&S) developed its flagship store in the north at Gemini Retail Park in 1994. This was one of the retailer’s first ventures into out-of-town retail parks in the area and has been a huge success for the business ever since.

A key factor to the success of this project was understanding the client’s needs.
By getting involved early in the project planning process with this repeat customer, Wates Smartspace was able to influence design and build-ability decisions to ensure that a programme and phasing sequence was developed that delivered the best possible outcome for the client. This included proposing an alternative piling method at pre-tender stage, causing the solution to be amended from auger piles to a bottom-driven pile casing.
This live trading environment presented a number of logistical challenges that required close co-ordination between the site team and store management to minimise disruption during trading hours. Solutions included siting each steel column on concrete foundations and piling them inside a hoarded area. This resulted in a significant cost saving for the client resulting from a massive reduction in the amount of spoil produced and a much quieter installation process.
