Construction of 52 homes for affordable rent on the site of the former Bridgeman House tower block in the Orchard Park area of Hull. The 52 new homes include 16 apartments managed by Hull City Council, along with 36 houses, which are owned and managed by Riverside.

The new homes provided the first new-build council housing in the area in over 40 years.

The project formed part of Hull City Council’s wider regeneration plans for Orchard Park, which will include the construction of more new homes on existing cleared sites, together with a number of energy-efficiency and improvement programmes.

CHALLENGES AND SOLUTIONS

The Orchard Park estate was built within a designated flood zone and for risk mitigation, all floors had to be above a certain level.

Drainage design and installation works were also challenging due to the extremely flat site levels. Our final drainage design specified permeable materials to create an effective and environmentally sensitive solution.

Due to the potential for tidal surges, all of the new homes had to
incorporate emergency evacuation points through the roof spaces.

SITE MANAGEMENT

The site scored 42 with the Considerate Constructors Scheme, significantly above the national average of 35.5, receiving wide praise from the Council and local stakeholders alike.

Due to the site’s location within a busy housing estate, the Wates team set up the site compound with as many supplies as possible to reduce the number of deliveries required to travel through the estate.

All deliveries were scheduled in advance and to avoid the start and finish of the school day at the local primary school, where traffic and pedestrian numbers were high.

As part of our site waste management strategy we recycled 100% (over ten tonnes) of wood through our arrangements with local social enterprise Humber Wood Recycling.

COMMUNITY INVESTMENT

We delivered a bespoke community investment plan throughout the project, including regular engagement with local schools and organisations, including the Thorpes Hub community centre, located directly adjacent to our site.

The Hub provides a number of crucial community services, including a café and gymnasium and arranges and subsidises days out / weekends away for local children, offering an important outlet for families in an area which faces many social and economic challenges.

Our team secured a funding grant of £10,000 from Wates Giving, the independent charitable arm of Wates Group, to help support the long term future of the Hub. Other key outcomes included:

• 11 apprentice positions created for local people
• £1.2m spent will Hull-based supply chain partners
• Three social enterprises engaged within the project supply chain
• Two local initiatives supported with a total of £12,250 grant funding
• 22 local jobseekers received work inspiration talks.

SOME OF THE RESIDENTS MOVING IN AT HOMETHORPE HAD PREVIOUSLY LIVED IN THE MULTI-STOREY TOWER BLOCKS THAT WERE PULLED DOWN AND IT IS FANTASTIC TO SEE THEM MOVE INTO THEIR NEW HOMES. I HOPE THEY WILL BE VERY HAPPY WITH THEIR QUALITY PROPERTIES. THE NEW HOMES WILL MAKE A MASSIVE DIFFERENCE AND THE QUALITY OF THEM IS THE THING THAT REALLY STANDS OUT.”
