Demolition of five existing apartment blocks and eleven pre-fabricated garages and construction of 63 high-quality one and two-bedroom apartments, with full soft landscaping works.
All of the new apartments boast spacious floor plans and incorporate lounge / dining room areas, fitted kitchens and bathrooms, with energy-efficient building materials ensuring that residents will benefit from low running costs in their new homes.
This flagship scheme, located on a main route into the town centre, has contributed greatly to the on-going transformation of the Rising Brook area of Stafford and forms part of Stafford and Rural Homes’ £40m investment programme. In addition to meeting local housing needs, Hesketh Village has provided a major boost to the local economy through the creation of new jobs, training opportunities and the use of local suppliers.
The new development of three traditional build apartment buildings was delivered with a ‘fabric first’ approach, with high-performance building materials ensuring that the required air permeability score of below 4.0 was achieved. Stone removed during the demolition phase was re-used for the pile mat and also for the construction of the site’s permanent car parks, helping to minimise site waste levels.

CHALLENGES AND SOLUTIONS
Part way through the build, our original bricklayer unfortunately went into administration. This setback required a swift response from the Wates team to engage our other local partners to prevent project delays, which we achieved successfully.
As the development is in close vicinity to the local pre-school and high school, site activity and deliveries had to be co-ordinated around peak school times and a local access plan was devised, closing certain footpaths to divert children away from the site.
A number of value engineering exercises were undertaken in conjunction with Stafford and Rural Homes, with £13k in savings helping to ensure that the scheme was viable in line with available budgets.
From the outset of the project, the Wates Residential team engaged closely with local neighbours and the wider community of Stafford. We implemented a bespoke community investment plan which yielded a range of social value benefits, including:
• Four local people have benefitted from employment and training initiatives, including apprenticeships and work experience placements
• 127 training and employment weeks have been created for local people
• £26,000 invested into training local people
• 21 students supported through Wates’ educational programmes, in partnership with Stafford Manor High School
• £2,100 invested in education for local people
• £3,000,000 spent with small local businesses during the project
• 289 hours donated to support local good causes
• £4,900,000 in economic benefit generated for the local community throughout the project
Wates Residential also invested £5,000 with local social enterprises during the project, including Paint 360, a paint re-engineering company who recycle waste paints into specialist paint products. Our team also partnered with Housing Worx, a Stafford and Rural Homes’ subsidiary, for the installation of kitchens in the new homes at Hesketh Village.
