In January 2018, Wates Living Space was appointed by Manchester City Council to deliver a £6.2m major regeneration project in Ben Street, Manchester
Work included the full refurbishment of 62 vacant properties, external façade works to 151 properties and other improvements and safety features to public areas, including shared alleyways.
Refurbishment work included re-roofing works, energy efficiency upgrades, new fully-fitted kitchens and bathrooms, flooring and carpeting, new heating systems, lighting and power, alarm systems, and fire and smoke detection systems – bringing all 62 properties up to Decent Homes standards.
The facade works to 151 occupied properties replaced all windows and doors with modern UPVC and improved guttering. Brickwork was paint stripped, cleaned and mortar repointed.
Key to the successful delivery of the project was the community engagement. The programme had been designed meticulously and was reliant on access to properties to carry out the work. This came with many challenges that were overcome through good relationship building, and as such the project completed a month ahead of schedule.
As part of the work to rebuild the Ben Street community, Wates Living Space delivered a number of Project Promises to positively benefit local people.
- Throughout the work, the team provided project-based training for 37 local people through its Building Futures programme, a training course designed to give jobseekers a route into a career in the industry.
- Fulfilling a commitment to appointing local supply chain partners, Wates Living Space also spent £195k with local social enterprises, including Clean Start, Commercial Foundation, Boulevard Deli and Good Mood Food.
- The team engaged in a number of local charity initiatives through the project’s nominated charity champion. Throughout the contract, this saw the Wates Living Space team donate over 600 hours and £34k to local good causes.
- Wates also supported grant initiatives through the Wates Family Enterprise Trust’s Wates Giving initiative, which saw £22k donated to The Aquarius Centre and £4k to Growing in the City.
This project has given a run-down neighbourhood, on the verge of further decline, a new lease of life that has rebuilt the community into an area that will thrive.
