Just up the road from the studios and zebra crossing with which The Beatles will be forever associated with, the Abbey Area redevelopment is focused on the area around the junction of Abbey Road and Belsize Road in Camden, North London.

Initial consultation for this housing-driven mixed-use scheme began with residents and community organisations in 2008. Phase 1 of this three-phased development, completed in February 2019, involved the demolition of an underused multi-story car park to deliver 141 new homes and additional commercial space.

The scheme comprises 75 homes for private sale, 66 homes for affordable rent, 10 wheelchair-adapted units, additional retail and commercial spaces and a 52-space underground car park.

These much-needed high quality new homes have emerged via an impressive feat of engineering on a tight footprint, with the site restricted by the West Coast Mainline and Abbey Road on two of the four sides.

Community Involvement

Wates Residential has been committed to delivering lasting social value for local residents as a result of its presence within the community. This has included family fun days, site visits for local colleges and community organisations, environmental commitments including banning single-use plastic cups across the site, organising community litter picking sessions and much more.

Through Wates Giving, in independent charitable arm of the Wates Family Enterprise Trust, Wates Residential also secured a grant £13,500 for local projects, including £10,000 to the South Hampstead and Kilburn Community Partnership to support the local youth club. The club organises sporting, educational and creative activities to help young people build confidence and achieve their potential, as well as providing practical advice on CVs, apprenticeships and further education.

Two further phases of the Abbey development remain. Phase two will see the construction of a new health and community centre, improved public realm and transport infrastructure. This will enable phase three, which will demolish current housing blocks that are in a poor condition and replace them with new homes, including 36 council homes.
