Sandwell Decent Homes
Sandwell Homes is an arms length management organisation, which owns 33,000 properties across 6 boroughs of Sandwell. After a vigorous selection process, Wates Living Space were chosen to be a partner along with Connaught Property Services and Taylor Woodrow.
The Sandwell Decent Homes partnership was established in 2005 and is an award winning
framework; expected to deliver £425m of improvements to 30,000 homes across the Sandwell Borough. We are now into our 4th year and have carried out a variety of Decent Homes elements as well as external and environmental improvements to over 3,500 properties. Our KPI’s have returned exceptional results with our score regularly exceeding 90%.

Collaborative working is the foundation upon which the
partnership has been built and a number of mechanisms
have been put into place to support this:
- A strategic board manages all key areas of the partnership
– with representatives from both the client and the - contractors; it helps ensure the partnership works as a single unit
- A monthly delivery unit meets to jointly identify and address any delivery issues, allowing the utilisation ofexpertise to implement solutions
- Cross partnership communication; shared learning and efficient delivery
- Joint Health & Safety Training and Employment meetings to enable best practice
