Project X2, Hatton Cross
Against all odds: Challenging Heathrow project rises above obstacles
Client: Brixton plc
Project: Construction of industrial development adjacent to Heathrow airport
Duration: 49 weeks
Value: £18m
This substantial development comprises the construction of eight industrial units arranged over two levels, with 241,982 sq ft gross external area. Each warehouse floor of this unique steel portal framed building provides a clear height of 6m. Each level of units has its own service yard area, with HGV access to the upper ‘podium-deck’ via a complex arrangement of ramps, designed to cater for the largest vehicles currently permitted on the highways.
The first of its kind outside the Far East, this project faced a number of challenges, demonstrating our ability to work within uniquely tight parameters.
- The development sits within 100mm of the Heathrow airfield guarding flight-cone and is subject to rigid obstacle limitation operating procedures, while the main Piccadilly underground line serving Hatton Cross runs just 2m below the surface to the frontage.
- Within the 49-week programme, we also had to deal with major service diversions, the re-routing of a water course, the removal of contaminated sub-soils and extensive groundwater remediation.
