Successful re-development of a complex site in a live environment
This was the major refurbishment and extension to an existing store in a live trading environment including the demolition and reconstruction of an adjacent building, integrating this within the primary trading store.
- Micro management of programme with detailed co-ordination alongside the store, including detailed phasing and co-ordination meetings both prior to commencement on site as well as during the project.
- The store operation is paramount - Wates works and programme were planned around this key parameter to ensure minimum disruption to the stores operations
- The store’s storage area needed to be reduced during the most complex works but this was carefully agreed with the retail team to allow them to plan
- Wates policy when working in live environments is to take the lead in managing emergency escape routes and protocol and this was fully implemented on the Hounslow project
- Existing building services were assessed and where required, temporary provisions made to maintain power, data, environmental condition.
- To facilitate the new work, complex demolition of 75% of all load bearing walls was required . Over 100 temporary propping elements were installed to maintain the store as operational. Significant flying shores were installed to counter potential lateral stability issues between Primark and the adjacent buildings. These braces were carefully designed to ensure the proposed steelwork frame would not clash with the temporary propping scheme.
