Perryfields Affordable Housing Scheme

In 2010, we began works on the Perryfields site after being chosen by Bromsgrove District Housing Trust to deliver the 158 unit scheme in Bromsgrove. Previous to the scheme, the site consisted of agricultural land; it is now a development consisting of one, two, three and four bedroom apartments, bungalows and houses and 2 care bungalows. 

The scheme has been built using timber frame construction with a mixture of external facing brickwork Monocouche cement render and Thermowood cladding.

The project has reached Code Level 3 on completion and includes: 

-          Solar Thermal panels

-          Photovoltaic panels

-          Rain water harvesting

-          Permeable paving

As well as building the units, the site team are heavily involved with the local community and maintained regular contact through newsletters, home visits and regular surgeries for residents to raise any concerns.  Since being on site, we have delivered a Building Futures Programme getting 5 local people back into employment.

“One of the Building Futures delegates, Dan Ryan has progressed well at the Perryfields development to gain full time employment with the bricklaying contractor Pickering and Hancox following his start within the building future programme at the Wates community day working for the local charity organisation in Bromsgrove".

During this time he has worked with the site production team to deliver a high quality product to our two clients. Dan has achieved a good foundation to develop his career in brickwork in the construction industry”

We have also carried out the following:

-          Community Day at The Trunk Community Centre

-          Community Day at Perryfields Day Nursery – new fencing, landscaping and maintenance of play area

-          Charity Golf Day for the Wates partnering charity Barnardo’s

-          Creation and maintenance on an allotment by young people from the Princes Trust Foundation, to be used by the community

-          School visits and talks

-          Support of local social enterprise

-          Employment of local enterprises

Mrs C. Dean, Worcester College commented on our work with a local school:

“On behalf of Worcester College and The Princes Trust, we would like to say a big thank you for your kind contributions of timber. This has allowed us to create areas where young people aged 16-25 can grow vegetables”.

This work has been reflected by the Considerate Constructors Scheme giving us 38/40; the highest in Wates Living Space.

The site also boasts an excellent safety record and owes this to its safety incentive used on site. In collaboration with the Wates Near Miss Reporting Initiative, the site holds a monthly prize draw from the completed near miss cards to win M&S vouchers. This involves all people working on site who have put a near miss card in and has proved to be excellent in encouraging safety involvement.

The project is currently On Time and On Budget and so far we have achieved savings for the Client in the region of £750,000.
