Thinking ahead: Smart phasing reduces programme by a third
This project consisted of a phased refurbishment of a five storey office building in Central Birmingham.
Features of the project include:
- Extensive overhaul of M & E system (worth £10 million) - this included installing three air handling units on the roof of the building.
- Thoroughly cleaning and repairing the limestone cladding façade to enhance the appearance of the building.
- Addition of fire escapes - which now incorporate a steel frame, offering staff a degree of protection whilst giving the building an added external feature.
- Construction of a plant room off site, which was then lifted on to the roof, with the three air handling units.
Why Wates?
- We worked closely with the client understanding their concerns and requirements and this resulted in us reducing the programme by 25 weeks, saving the client approximately £500k.
- The building remained operational throughout the refurbishment process. Our project team held regular meetings with the Council staff and union representatives, ensuring they were kept informed at all times, and any concerns were addressed.
- Due to the city location of the building with limited site access and car parking, our construction strategy was vital in minimising the impact of the project on Council staff and other businesses in the area.
