Wates was asked to improve the quality of local residents’ lives by creating a 100 home development on a brownfield site in the heart of east London.
The brief was to develop a safe, secure and easy to maintain development of affordable housing. The site was previously home to a number of three-storey blocks of flats which we were asked to replace with a series of one and two bedroom flats and four bedroom houses.
- Early appointment of the architect put residents' needs at the heart of the design scheme.
- Local residents were consulted on the design development and their ideas and comments worked into the project.
- Residents’ satisfaction was a priority. Those residents that were decanted from the site while the existing houses were demolished were offered the opportunity to move back to the brand new homes.
- The demolition and construction work was planned carefully to accommodate the decanting of the existing blocks and rehousing of the existing tenants.
- East Thames Housing’s Director of Development, Geoff Pearce said: “We are really delighted with this scheme. Wates Living Space has been fantastic to work with and the quality of the product and service has been first class.”
- The project was completed on budget and eight weeks early, achieving a high level of satisfaction and a quality award from NHBC for Pride in the Job.
- Phase 2 of the scheme was designed and built incorporating modern methods of construction. The flats and houses of this phase were built in timber frame introducing details of best practice researched from previous schemes.
- The project was designed and built to comfortably achieve an Eco Homes standard of Very Good and full Secured by Design Certification.
- Due to the proximity of a busy road an enhanced glazing specification, without trickle vents, was used. In order to ventilate the properties, a whole house ventilation unit was used incorporating a heat exchanger to remove stale air, bring in fresh air and warm the air being introduced, this was all combined in the cooker hood.
- The project was designed around existing mature trees within the site boundary which give a maturity to the landscaping and create a spacious feel to the finished development.
- In addition to the timber frame and all timber used on site being from renewable sources, the demolition arisings were used to form the piling mat and access routes. Kitchens were sourced from fully recycled stock as were the electrical fittings. The carbon emissions from the construction process were measured achieving a 5/5 on Environment from the Considerate Contractor Scheme.
- The project recently won a Silver award from CABE building for life and was shortlisted as a finalist in the RIBA housing award.
