Clevedon House, Ilkley

Wates undertook the first phase of this luxury residential redevelopment in 2009, involving the reconstruction of an historic 19th Century Victorian building, at the heart of the Audley Clevedon retirement development in Ilkley Moor.

Aimed at the 60 plus market, Clevedon House involved the restoration of the Audley Club to provide fantastic facilities for its residents to enjoy, including a health and beauty spa, hair salon, swimming pool, gym, library, restaurant, bar and terrace.

Value creation

Wates were tasked with undertaking extensive value engineering which involved careful consideration as it was a luxury, high end retirement village requiring a high level of quality and finish.  We did this by procuring packages on a labour and plant only basis, and by using local resources in the build whereby FSC accredited green oak and stone were sourced locally.

 We deliver

Throughout the construction phase, Wates held regular design workshops and supply chain visits to enable the client to fine tune their aspirations of the finished project.  We embraced and actively sought to integrate modern methods of construction where possible

Local community

From the onset, the Wates team identified the need for communication with local residents.  We attended the local association meetings and assured all residents that construction traffic would access site via a purpose-made road from the moors, minimising disruption for local residents.  In addition, we received further praise when site staff cleared their drives of snow on several occasions over winter months.
