Rebuilding history: Landmark redevelopment revitalizes Leeds centre
This major refurbishment has transformed the landmark former Allders building into a superb sustainable mixed-use development while preserving its unique heritage and character.
The project had a challenging location surrounded by public highways in the heart of Leeds city centre, and public safety, access to bus stops, out of hours deliveries, and minimising noise and dust were all critical. Extensive negotiations with the council secured the necessary road closure, while maintaining access to neighbouring businesses which remained open throughout.
A vital part of the client’s financial strategy was a level of 80 per cent cost certainty. Consequently, in parallel to the scheduling and procurement process, we developed a ‘risk register’, logging, analyzing and monitoring all matters that might impact on the schedule or costs. We brought in external consultants and specialist contractors to advise where necessary, ensuring client satisfaction before progressing.
We have won numerous awards for this project, which employed such innovations as a 3D model to determine the optimum demolition/reconstruction sequence; robotic demolition; modular M&E installation; and use of ‘envirowrap’ scaffolding sheeting, on top of which we mounted the largest single advertising banner in Europe, generating some £100,000 in revenue.
