Building Services Manager

Purpose:

  • The provision of technical advice and assistance on services issues on a specific project, typically from winning the tender through to completion.
  • On major projects this may be as part of a project management team; possibly having responsibility for one or more Project Building Services Managers. Alternatively responsible for a number of smaller projects with Project Building Service Managers in residence.

Position Typically Reports To:

On project specific issues to the Project Director/Manager and to the Senior/ Principal Services Manager on functional issues.

Key Accountabilities and Deliverables:

  • Assist in the implementation of the agreed management strategy on the project.
  • Ensure the project team is working to the Contract Documents.
  • Assess services design risk and manage its mitigation.
  • Work with the Senior Building Services Manager to provide a management service related to services for the project and across the Business Unit.
  • Ensure all aspects of the services management procedures are implemented for a specific Project.
  • Ensure – agreed project specific Schedules are in place and being monitored for
    • Services drawing production
    • Equipment procurement
    • Method Statements and Risk Assessments.
  • Quality Control Monitoring of installed Works progressively clearing defects and supervising their testing and commissioning.
  • Ensure Void clearance certificate are in place prior closing up any area of the works.
  • Ensure O&M Manuals are being progressed for commissioning and record drawings are available for handover.
  • Ensure the building Services can be properly commissioned to program and sufficient time is available for testing inspection, client training for handover.
  • Ensure that adequate time is allocated for client training.

Key Tasks:

  1. Where applicable manage/assist in the production of the Contractors proposals, ensuring they are complete, unambiguous, and have been reviewed by the bid team, and have been updated to include all post tender negotiations.
  2. Assist the Senior Building Services Manager to produce the project specific designer agreements ( using the company standard format, except where novation agreements already exist, scope of services and the design management plan ensuring they are agreed and fully understood by all parties.
  3. Assist the Design Manager, by provision of technical advice, to produce, agree and manage, with all relevant parties, a realistic design programme and information required schedule to satisfy design, procurement and construction requirements.
  4. Assist and support the project team to manage the services issues on site with, where appropriate, the assistance of other site based resource implementing the management procedures to ensure the timely production of information.
  5. Ensure that all services design and installation deliverables are reviewed to establish they are within budget, are fully coordinated and are buildable.
  6. Review the services design with respect to mitigating Health and Safety issues prior to construction.
  7. Ensure the project team are working to the agreed Contract Documents.
  8. Assist with the control of design change process management.
  9. Where nominated, organise and chair regular services design team meetings.
  10. Provide guidance to the project team on services related issues.
  11. Liaise with the Principal/Senior Building Services Manager reporting on project performance.
  12. Assist the Principal/Senior Services Manager in the implementation of Continuous Improvement programmes and innovation.
  13. Maintain close relationships with the customer and design organisations.
